What is a Dutch energy label (energielabel)?
A Dutch energy label shows how energy-efficient a property is, from A++++ to G. It is required by law when selling or renting most residential properties in the Netherlands.
Is it legally required to sell or rent my home?
Yes. A valid, registered label is mandatory. The notary needs it before transferring ownership, it must appear in your listing, and the ACM (Authority for Consumers & Markets) can fine owners who complete a transfer without one.
How much does an Dutch energy label cost?
Typically around €195 for an apartment and €245 for a house, including the on-site inspection and EP-Online registration. A 24-hour rush service is available as an add-on. We'll always confirm a fixed price before you book.
How fast can I get a Dutch energy label?

How long is the Dutch energy label valid?
A registered energy label is valid for 10 years from its EP-Online registration date — long enough to cover most sale and rental cycles.
Do I need to be there for the inspection?
Someone needs to provide access, but it doesn't have to be you, a tenant, agent or key-holder works fine. The visit usually takes 30–60 minutes depending on the size of the home.

Is the whole process really in English?
Completely. Booking, the inspection, all paperwork, the EP-Online registration and your certificate are handled in English. You never touch a Dutch-only portal.

Just your address, the property type (apartment or house) and a contact number. We'll come back with an inspection slot and a fixed price.
Can I sell my house without an energy label?
No. In almost all cases, a valid registered energy label is legally required before selling your home in the Netherlands. The notary will need the label before the property transfer, and selling without one may result in a fine. We can arrange your official energy label quickly and register it with EP-Online before your completion date.
What documents do I need?
Usually, none. In most cases, we can retrieve the necessary property information ourselves. If you have documents such as floor plans, renovation invoices or insulation certificates, they can help us assess your home more accurately, but they are not always required.
Can I improve my energy label before selling?
Yes. Simple improvements such as better insulation, solar panels, double glazing or a more efficient heating system may improve your home's energy label. If you're planning to sell, it's often worth asking for advice before your inspection so you can decide which upgrades make sense.
